I agree to paying $260 non-refundable reservation fee to reserve and prepare transfer documents for this property and authorize Mr. and Mrs. Llena to process payment(s). The seller reserves the right to cancel the sale after 2 days if the buyer fails to pay the full amount for the property, which is $12,000, plus 5% Paypal service fee if applicable. The title will be recorded into buyer's name after "full" payment has cleared. Buyer has conducted their own due diligence and acknowledges that all GPS coordinates provided by the seller are approximations and should confirm all property boundaries with county government or a professional surveyor prior to building any structure on the land being purchased. Buyer is satisfied with the property and understands that it is in as-is condition. All sales are final and no refunds will be given.
